Real estate brokerage Marcus & Millichap said it recently sold an 8,100-square-foot, mixed-use building in North Bergen for $2 million.
Located at 8201 Bergenline Ave., with a daily traffic count of 10,400 vehicles per day, the mixed-use building comprises six fully occupied units: four residential apartments and two ground-floor retail units. The property is situated six miles from the George Washington Bridge and seven miles from the Lincoln Tunnel. It overlooks the 167-acre lakefront North Hudson County Park, offering views of New York City.
“We continue to see high investor demand for mixed-use properties throughout Hudson County. Leveraging the Marcus & Millichap and Ten-X platforms, we created a competitive bidding environment that procured a local buyer who closed quickly,” M&M Associate Devin Perez said.
Perez, Alan Cafiero and Brent Hyldahl, investment specialists at Marcus & Millichap’s New Jersey office, exclusively listed the property on behalf of the seller, a local LLC. Jonathan Zamora and Eve Parker, also investment specialists at the New Jersey office, secured the buyer.
“We are starting to see more of these buyers dropping contingencies and closing quickly on our deals. This is our third deal this year closing in Hudson County with a hard deposit at contract signing,” added Jonathan Zamora.
