100th lease signed at Jersey City’s Overlook Flats, 16-story luxury rental in Journal Square

The developer of Overlook Flats, Milton Fantin and the Fantin companies (Urban Property Developers and Urban Property Managers), on Monday announced the signing of the 100th lease at the new 16-story rental building in Jersey City’s Journal Square.

The impressive milestone was achieved in less than two months from the start of occupancy at the property, which features 297 residences complemented by a host of amenities and social spaces.

Located at 32 Oakland Ave., Overlook Flats offers access to the restaurants, bars and cultural scene in Journal Square and a quick walk to the Journal Square PATH Station. Residents can also enjoy the neighborhood’s newest amenity: Food Story Natural Market, a full-service market offering a selection of fresh produce, meats, fish, sushi and prepared hot and cold foods, recently opened next to the PATH Station.

“The success at Overlook Flats not only demonstrates the widespread appeal of this signature building, but also Journal Square’s status as one of Jersey City’s preferred residential destinations,” said Igor Fantin, business manager at Urban Property Managers, the in-house property management arm of the Fantin companies.

According to the Marketing Directors, the building’s exclusive marketing and leasing agent, Overlook Flats features uniquely designed studios, one-, two- and three-bedroom residences at net effective monthly rents starting from the $2,700s. Limited-time incentives include up to two months’ free rent.

Designed by architect Michels & Waldron and interior designer Builders Design, Overlook Flats features loft-inspired apartments with 9-foot ceilings (with penthouses offering 12-foot ceilings), wide plank vinyl flooring, preinstalled living room fans and floor-to-ceiling windows that flood each space with natural light.

Kitchens are equipped with GE stainless steel appliances and designer cabinetry, while bathrooms boast frameless glass shower doors, quartz countertops and Delta matte black fixtures. Residents are afforded the opportunity to personalize their living spaces on a first-come, first-served basis, with a variety of homes offering two different color palettes for kitchens and bathrooms. Homes located on odd-numbered floors will feature a lighter, modern palette, while even-numbered floors feature a darker, traditional palette, adding an additional layer of allure to the overall living experience.

Outdoor areas have been imagined by landscape architect Melillo|Bauer|Carman and include a rooftop amenity deck, one of Journal Square’s highest, offering a pool with a hot tub, chaise lounges, barbecue areas, a kitchenette and a lounge area with a foosball table and pool table. A second landscaped rooftop terrace provides firepits and additional picnic areas, as well as a bocce ball court and a pet playground.

Indoor amenities include a spacious lobby with a double-height lounge and sculptural floating staircase, coworking spaces, a children’s playroom with a parent’s den, golf simulator and a modern fitness and training center with interactive equipment for on-demand workouts and separate high-intensity interval training studio. Modern conveniences and services include 24-hour concierge, a smart package room and a state-of-the-art, fully automated private parking garage.

Overlook Flats has been designed to achieve LEED-certification from the U.S. Green Building Council, demonstrating the developer’s commitment to sustainability and eco-friendly living. JT Engineering served as the structural engineer, and KEA Engineers as the Mechanical, electrical, plumbing and fire-protection engineers.
