NAI James E. Hanson on Monday said it negotiated the purchase of a 2,865-square-foot mixed-use building located at 625 Van Houten Ave. in Clifton.
NAI Hanson’s David Ukleja represented the buyer, TSW Accounting Solutions LLC, and Century 21 Cedarcrest Realty’s Thomas Siso and Joseph Scotto represented the seller, Lacki’s Jewelers, in the transaction.
Located in downtown Clifton, the property is a two-story building with space suitable for office and retail use on the first floor and two residential apartment units on the second floor. The building is situated nearby several transportation outlets including Routes 3, 19, 21 and 46 as well as Interstate 80. With a wide variety of nearby shops and restaurants including Dunkin’, Lonni Cuts, Mario’s Restaurant and Pizzeria, Carvel and Dollar General, 625 Van Houten Ave. benefits from the area’s strong retail presence and heavy foot traffic.
TSW Accounting Solutions is a Clifton-based accounting practice offering specialized business and personal tax preparation services to its clients. Relocating from an adjacent building, the firm plans to use 625 Van Houten Ave. as its new office location and lease the building’s residential apartment units to generate additional income.
“The Clifton market continues to offer highly coveted spaces at fair value that businesses can leverage to increase profitability,” Ukleja said. “I’m happy to have helped our client secure an income-producing property just a few steps away from their former location, and I wish them all the best with their business and new property.”
