Zimmel arranges lease for health care services firm moving from Morganville to Matawan

Zimmel Associates has arranged a 16,300-square-foot lease at an office building in Matawan, it announced Tuesday.

The Edison-based real estate services firm said Alliance Health System signed the lease at the 48,000-square-foot 14 Cliffwood Ave. with Laser Focus Holdings, its new ownership of nine months. The health services company is relocating from Morganville.

Zimmel has handled the building since 2008.

The building’s available 16,300 square feet was spread over a 9,200-square-foot unit on the first floor and an adjacent 2,900-square-foot space, as well as a 4,200-square-foot unit on the second floor.

“14 Cliffwood Ave. stands out as the premier choice for businesses seeking an environment primed for growth,” Zimmel President David Zimmel said in a prepared statement. “Recognizing Alliance Health System’s expertise in providing practice management and administrative support services to individual physicians, group practices and hospitals, we identified them as ideal tenants. With a statewide network, their move from Morganville to a more accessible Matawan location aligns perfectly with their corporate objectives.”

CEO Nicolas Bufano and Chief Operating Officer Rayna Wolfman represented Alliance throughout the negotiations. The deal includes the potential for Alliance to expand within the building, or purchase it outright.
