Fennelly Associates inks office lease renewal with Music Academy in West Windsor 

For-sale Mercer County office building nears full occupancy

Fennelly Associates, has negotiated a lease renewal for a 7,025-square-foot office space located at 231 Clarksville Road in West Windsor, according to a Wednesday announcement.

Fennelly Associates President Jerry Fennelly represented the landlord, Bayard Street Properties, in the transaction with the tenant, Westrick Music Academy.

Westrick Music Academy is a music education organization offering a range of programs to youth choristers and musicians in the greater Princeton area. Home of the Princeton Girlchoir and Princeton Boychoir, the academy provides its students opportunities to build and strengthen musicianship skills in a collaborative and supportive environment.

Located less than five miles from Princeton University, 231 Clarksville Road is a single-story, 27,773-square-foot office building situated in the heart of Mercer County. The property features ample on-site parking and is easily accessible via Routes 1 and 206 as well as Interstate 295. The building is well-suited for tenants across a broad range of industries and is nearly fully occupied by a diverse mix of tenants, including Kaleidoscope ABA, Wellness Recovery Center of New Jersey and RSM.

In addition to overseeing leasing at 231 Clarksville Road, Fennelly Associates has also been tapped to market the building for sale.

“With several retail and shopping destinations nearby, 231 Clarksville Road is a well-located and adaptable office building with approved zoning for medical, professional and social services uses,” Fennelly said. “In a region that continues to see growing demand from tenants across a wide variety of industries, this building exemplifies the type of investment properties that continue to stand out in the market.”
