CBRE‘s Tri-State Capital Markets Group and CBRE National Partners on Wednesday announced the bid deadline and key dates for two offerings the firm has been exclusively marketing for sale in Hudson County on behalf of a local family office.
The first offering is a generational, mixed-use development site located at 1000 Frank E. Rodgers Blvd. in Harrison. Positioned directly between the Harrison PATH Station and the 25,000-seat Red Bull Arena soccer stadium, the site has approvals in place via a redevelopment agreement with the town of Harrison to build a multiphase project consisting of 1,500 residential units, 500,000± square feet of office space, 149,000 square feet of retail/entertainment space, a 200-key hotel and 4,163-space parking structure. Named “Harrison Town Square,” the site will serve as the town’s singular lifestyle hub.
The offering also includes 600 Guyon Drive, a 48,500-square-foot industrial facility, which is located adjacent to 1000 Frank E. Rodgers Blvd.
The CBRE team of Fahri Ozturk, Richard Gatto and Zach McHale is spearheading the marketing campaign for the properties, along with Ben Shapiro. The sale has a strict timeline, with initial bids due July 9, while an auction (if necessary) will take place July 23 with an estimated closing targeted for Aug. 30.
“Situated adjacent to the brand-new, state-of-the-art Harrison PATH Station, which recently underwent a $250 million renovation, Harrison Town Square presents a rare opportunity to reimagine the last underdeveloped land along the PATH train line,” Ozturk said.
“We are thrilled to work on such a high-profile and generational site that will completely transform the town of Harrison for years to come. The town has become a true treasure within Hudson County and northern New Jersey, combining the best of both urban and suburban living,” Gatto said.
The second offering contains three industrial listings located in northern and central New Jersey. The first, the Hudson County Diversified Portfolio, located in Kearny and Harrison, consists of two buildings totaling 120,836 square feet and a 5-acre unencumbered lot ready for immediate occupancy.
Located in Harrison, the second industrial site is 751-757 Harrison, a free-standing, one-story, fast-food restaurant and drive-through.
Finally, 94 Mantoloking Road contains two industrial buildings totaling 1,725 square feet. The site also contains a cell tower at the rear of the property.
CBRE’s Brian Fiumara is spearheading the marketing campaign for these sites, along with Ben Shapiro. This sale has a strict timeline as well, with initial bids due July 16, while an auction (if necessary) will take place July 30 with an estimated closing for Sept. 6.
