A 101,000-square-foot office building at 80 Main St. in West Orange was recently sold, according to Sheldon Gross Realty, which acted as the broker — and which has been a tenant of the building for 45 years.
Millburn-based Iron Ore Properties LLC purchased the five-story structure, which had a near 90% occupancy rate at the time of closing.
“Our familiarity with this property enabled us to speak firsthand about the building and location,” Sheldon Gross Realty President Marcy Gross said.
Gross worked on the transaction with colleagues Jonathan Glick, executive vice president; Barbara Gross, executive vice president; and Eric Weston, vice president.
Constructed in the early 1970s by the local Drill family, 80 Main St.’s tenant roster — in addition to Sheldon Gross Realty — includes attorneys, accountants and medical professionals.
Just off Route 280, 80 Main St. is just minutes from the Garden State Parkway, Interstate 80 and other major highways, as well as Newark Liberty International Airport. It features a full-service cafeteria, and tenants can easily walk to New Jersey Transit trains, restaurants and retail locations.
