JW Fulfillment Inc., a wholesale distribution company, leased 342,371 square feet at Arsenal Trade Center — a 1 million-square-foot logistics center in Sayreville, according to a Tuesday announcement from real estate developer Trammell Crow Co.
Located at 99 Callahan Blvd., Arsenal Trade Center was completed earlier this year and was developed in partnership with CBRE Investment Management, on behalf of a fund the firm manages.
“Arsenal Trade Center is strategically located in the heart of the largest and most dynamic consumer market in the world. Despite the region’s importance to virtually all major global corporations, logistics projects of this scale and design quality are rare in the market,” Andrew Mele, market leader for TCC’s Northeast region, said. “Arsenal was developed to world-class standards, with the needs of today’s most sophisticated occupiers — now and in the future — at the forefront of every design decision. Two full-building opportunities of 285,000 and 451,602 square feet, respectively, remain at Arsenal, with availabilities starting at 80,000 square feet. The LEED-Gold certified project features 40-foot clear ceiling-heights, above-standard car and truck parking, abundant and scalable power availability, and a 30-year payment in lieu of taxes in-place.
The CBRE team of Tom Monahan, Larry Schiffinhaus and Brian Golden are responsible for the marketing and leasing of the development. Charles Fern and Jimo Liu of Cushman & Wakefield represented the tenant in lease negotiations.
