Risk transfer and care coordination company, insurance firm sign leases at 228K sq. ft. office building in Florham Park

Cushman & Wakefield said Monday that two long-term leases have been signed at 180 Park Ave. in Florham Park, a 228,350-square-foot office building.

Carisk Partners Inc., a specialty risk transfer and care coordination company operating in the workers’ compensation market, signed a 7,006-square-foot lease. An undisclosed insurance company signed a 4,665-square-foot lease.

Cushman & Wakefield’s William O’Keefe, Courtney Brooke Rosenkrantz and Brian Decillis serve as the exclusive leasing agents on behalf of the landlords, a joint venture between Vision Properties and the Birch Group.

“We are excited to welcome the new tenants to 180 Park Ave.,” O’Keefe said. “The best-in-class property boasts exceptional amenities and a prime location, providing tenants with a unique environment that seamlessly blends convenience, comfort and connectivity. These leases are evidence of the continued return-to-work strategy of many smaller companies with a clear emphasis on flight-to-quality. The property continues to attract tenants through the landlord’s commitment to ongoing building improvements, including repaving and striping of the roadway and parking areas, power-washing of the exterior curtain wall and delivering a Class A amenity package.”

The three-story, Class A property offers flexible floorplates and service-based amenities that encourage employee engagement and wellbeing, including a full-service cafeteria and coffee bar, dining area, conference center, fitness studio, tenant lounge and outdoor seating and walking trails, as well as an on-site property management office.

Cushman & Wakefield is marketing multiple availabilities in the building, ranging from 4,500 square feet to 40,000 square feet. Situated at the Green at Florham Park and minutes from downtown Morristown, 180 Park Ave. is in close proximity to many restaurants, hotels, parks, golf courses and retail options. The property offers daily shuttles to and from the New Jersey Transit Train Station.
