2 buildings on St. George Avenue in Roselle sell for $1.2M

Zimmel Associates has successfully negotiated the sale of two prominent buildings located at 223-235 St. George Ave. in Roselle for $1.2 million. The name of the buyer was not disclosed.

One property, which spans 0.74 acres, includes a 2,600-square-foot Jiffy Lube, a tenant since the late ’80s. The adjacent mixed-use building, totaling 2,663 square feet, features a popular hair salon on the ground floor and two well-maintained residential units above.

Jordan Zimmel, vice president of Zimmel Associates, brokered the sale.

Situated in a prime location with excellent frontage on St. George Avenue, the buildings benefit from high visibility and substantial foot traffic, complemented by major tenants in the area, such as McDonald’s.

Roselle’s vibrant community, excellent schools and proximity to major highways, including Route 1 and Route 9, make it an attractive area for both businesses and residents, Zimmel said.

Zimmel explained how the sale developed.

“The owner of this complex essentially owned the entire street, gradually subdividing and selling off each building — these were the last two in their portfolio on the street,” he said.

“Our strong relationship with the owner, who also happens to be a tenant in one of our buildings, was key in securing the sale of these properties. This sale marks the end of an era and the beginning of a new chapter for this prime location.”
