Denholtz Properties inks full-building lease in Hamilton with leading pickleball franchise

Denholtz Properties said Thursday that it signed a full-building, 40,500-square-foot lease with Pickleball Kingdom at 1100 Negron Drive in Hamilton.

Completed in 2023, the property is a single-story flex/industrial building featuring 26-foot clear ceilings. The property is strategically located less than a quarter-mile from the intersection of Interstate 195 and Route 130 and one mile from Exit 7A on the New Jersey Turnpike, offering superior access to the Philadelphia and New York City metropolitan areas via nearby Interstates 95 and 295.

The building is a key piece of Denholtz Properties’ New Jersey light industrial development portfolio that includes 110 N. Gold Drive, a 32,147-square-foot industrial building currently under construction in Robbinsville, and 245 Willowbrook Road, a 101,116-square-foot industrial property in Freehold that broke ground earlier this year.

Founded by CEO Ace Rodrigues in 2021, Pickleball Kingdom is the leading pickleball court franchisor in the U.S. In partnership with entrepreneur and franchisee Samrat “Sam” Sood, Pickleball Kingdom plans to construct an expansive 14-court pickleball facility at 1100 Negron Drive that will feature conference rooms, meeting areas, a lounge, ample parking and a mezzanine overlooking the courts. The space is scheduled to open this fall.
