Marcus & Millichap brokers office-over-retail property for $3.13M

Marcus & Millichap said Tuesday that it sold a 14-unit, mixed-use property in Saddle Brook for nearly $3.13 million.

“Mixed-use assets are an excellent diversification for today’s investor,” Alan Cafiero, senior managing director, investments, said. “350 Market is a newly renovated property located along a highly trafficked commercial corridor in Bergen County, which is appealing to many private investors.”

Cafiero, David Cafiero and John Moroz, investment specialists in Marcus & Millichap’s New Jersey office, had the exclusive listing to market the property on behalf of the seller, Commerce Park Investors LLC, and procured the buyer, a local private investor.

Located at 350 Market St., the two-floor, 13,612-square-foot property comprises a mix of seven retail units on the first floor and seven office units on the second floor. The property is situated near Route 46, Interstate 80, the Garden State Parkway and Route 17. Nearby national retailers include Starbucks, ACME and Wells Fargo.
