JLL announced Wednesday that it completed a multifloor lease for law firm Day Pitney LLP at 8 Sylvan Way, the repositioned Parsippany office property owned by Orion Office REIT Inc.
Day Pitney, an East Coast-based law firm with national and international reach, will relocate from 1 Jefferson Road in Parsippany to occupy nearly 56,000 square feet across the entire second and third floor of the property’s west wing.
“We are thrilled to welcome Day Pitney to 8 Sylvan Way as we undertake a comprehensive redevelopment that will elevate the property to meet demand from leading companies seeking vibrant, well-connected locations where they can thrive and grow,” Kieran McGee, senior vice president, Orion Office REIT, said.
“Our New Jersey office move will be the most recent in a series of moves that Day Pitney has made over the last several years to modernize the firm’s workspaces to best meet the current and future needs of our attorneys, staff and clients,” Chip Krauss, Day Pitney’s chief operating officer, said. “Our new office space will assist us in facilitating continued growth, fostering collaboration and reinforcing our firm culture.”
The one-time home of pharmaceutical corporation Novartis, 8 Sylvan Way is being repositioned by ownership as a multitenant hub. Originally built in 2009, the 176,062-square-foot property is one of the newest in Parsippany. Ownership has retained leading design firm HLW to reimagine the building as a collaborative and engaging workspace for tenants seeking office, research or laboratory use.
The building is undergoing a multimillion-dollar capital improvement program that will include upgrades to the parking lot and the installation of 12 electric vehicle charging stations, new landscaping and walking trails and new HVAC. The property’s three training rooms and board room are being renovated as state-of-the-art conferencing facilities with new audio-visual technology. Two of the training rooms will open to a café and provide town-hall capacity for up to 350 people.
8 Sylvan Way’s fitness center will also be upgraded with new locker rooms and showers, and tenants will be able to utilize the expanded health and wellness services offered by LifeTime Fitness, the upscale health club chain scheduled to open next door with features that include studios, saunas, spas, athletic courts, swimming pools and more.
A JLL team led by Tim Greiner, David Stifelman and Noah Stewart serves as exclusive leasing agent for 8 Sylvan Way and represented ownership in the Day Pitney lease. Greiner, along with Mike Pietrowicz, Dan Loughlin, Kimberly Smith, Brendan McBride and Jonathan Ortiz, represented the tenant in the long-term transaction.
“With institutional ownership committed to providing the very best amenities and services, the property is ideally suited for tenants seeking headquarters space that can be built to suit their requirements,” Stifelman said.
Comprised of two three-story buildings connected by a glass atrium, 8 Sylvan Way is situated on 15 acres of land with a picturesque lake, outdoor seating areas and walking and bike trails. The property is surrounded by restaurants, convenience and lifestyle services, including a nearby Wegmans, Seasons 52, Ruth’s Chris Steak House, Capital Grille and Panera Bread. There are also numerous hotels within a two-minute drive. Bright Horizons day care is also located across the street.
Located at the crossroads of major roadways including Interstates 80, 280 and 287; U.S. Routes 46 and 202; and New Jersey Routes 10 and 53, the property is five minutes from Morris Plains Train Station, which provides direct service to New York Penn Station, Midtown Manhattan and Hoboken Terminal. Morristown Municipal Airport is located five miles from the campus and Newark Liberty International Airport is 24 miles away. Bus service to the Port Authority Bus Terminal in Midtown Manhattan is provided by Lakeland Bus Lines.
