A 90,000-square-foot industrial property in Branchburg was acquired by GBD International Inc. for $13.97 million, according to a Wednesday announcement from Zimmel Associates.
Located at 68 County Line Road, the New Brunswick-based recycling company plans to convert the 7.81-acre site into a state-of-the-art recycling center. The building’s versatile features — including ceiling heights ranging from 18 to 30 feet, 2,400 amps of power, six tailboard loading docks and a drive-in door — provide a solid foundation for their innovative plans and future expansion.
The property was initially sold by Zimmel Associates in 2021 to investors SKM 68 LLC, who subsequently engaged Zimmel Associates to lease the building. Its strategic location offers easy access to major highways such as Route 202, Route 22 and Interstate 287.
Within just 30 days of marketing, Zimmel secured a substantial offer from GDB International, expressing strong interest in purchasing the property despite an ongoing environmental remediation process. The parties initially agreed on a lease with an option to buy, and after three years of leasing and the ongoing remediation, the sale was finalized July 1. During the lease period, GDB International made significant improvements, including installing a new roof and beginning interior renovations.
David Zimmel, president of Zimmel Associates, played a crucial role in managing the transaction from the initial lease agreement to the final sale.
“We marketed the building for lease, but GDB International Inc. was determined to acquire it,” Zimmel said. “We are delighted with the outcome and pleased to have facilitated a deal that benefited all parties involved.”
