Tropical Supermarket opening, Blue Habanero lease mark latest moves at Clinton Corners in South Plainfield

The opening of a new 15,800-square-foot Tropical Supermarket and a new lease commitment with Mexican restaurant Blue Habanero are bringing fresh energy to Clinton Corners in South Plainfield. Levin Management Corporation (LMC) serves as leasing and managing agent for the popular neighborhood retail center.

LMC Senior Leasing Representative Vanessa Kelty arranged the 2,145-square-foot Blue Habanero lease on behalf of property ownership; Diomaris Rosado with Keller Williams Premier represented the tenant. Kelty previously arranged the Tropical Supermarket lease.

“Blue Habanero and Tropical Supermarket are wonderful additions to the tenant mix that will attract even more customers to Clinton Corners,” Kelty said. “Grocery is a significant element for any shopping center, and Tropical Supermarket is a perfect match both for this neighborhood and Clinton Corners. And with the continued impressive performance of fast-casual dining, we are excited to bring a Blue Habanero to the property.”

Blue Habanero serves fresh, authentic Mexican dishes including tacos, nachos, quesadillas, fajitas, burritos and more, along with natural drinks and desserts. The new Clinton Corners shop marks the brand’s third area location, joining existing restaurants in Perth Amboy and Neptune City. The operator of all three locations is an experienced restaurateur with more than 20 years of industry experience.

Tropical Supermarket, which has a Hispanic flair, has grown its New Jersey presence with its new store at Clinton Corners. The grocer’s mid-October soft launch will be followed by a formal grand opening celebration in early November. The addition reflects LMC’s long history as a grocery-anchored retail specialist and represents its second location with Tropical Supermarket; the brand has operated at the LMC leased and managed Hamilton Street Center in Franklin Township for nearly 15 years.

Clinton Corners, located at 1225 West 7th Street, less than three miles from heavily traveled Route 22, is home to a Burger King along with a mix of local favorites including a Chinese restaurant, beauty supply store, pharmacy, nail salon and laundromat. The 30,300-square-foot center serves a growing residential population of more than 139,000 people with an average household income of $126,000 within a three-mile radius.
