Cavalier International Air Freight takes 25,225 SF at Cranford industrial property

Bussel Realty Corp. (BRC) said it recently leased 25,225 square feet at 740 Walnut Avenue, Building A in Cranford — a newly constructed 131,040-square-foot industrial property, on behalf of Cavalier International Air Freight Inc.

Gregory Irving, executive vice president, of BRC represented the tenant in the transaction. The landlord, Hartz Mountain Industries Inc., was represented in-house.

“My client’s space needs were unique, requiring high ceilings, a temperature-controlled warehouse, and quick access to the ports – and 740 Walnut Avenue was the optimal solution,” Irving said. “As Cavalier International’s real estate representative for over 30 years, I appreciate the loyalty and opportunity to service their real estate requirements.”

Part of a two-building industrial park, the asset is a 131,040-square-foot industrial property located in close proximity to the Garden State Parkway, Route 1-9, New Jersey Turnpike, Goethals Bridge to Staten Island, New York, Port Newark/Elizabeth and Newark Liberty Airport. Built in 2024, the property features 30-foot ceilings, 31 tailboards, one drive-in door, high efficiency LED lighting, ESFR sprinklers, 1600 amps, 277/280 volt, 3 phase power, and 48 parking spaces. Building B of the industrial park is a proposed 132,000-square-foot industrial property.
