KPMG moving to HQ Plaza in Morristown

Big Four firm, relocating from Short Hills, will take top four floors of West Tower (66,000 SF) at city’s landmark property in 2026

In another big win for Morristown, KPMG has signed a lease to take the top four stories — 66,000 square feet of space — in the west tower of HQ Plaza, the Class A office space that is nearly finished with a major renovation, ROI-NJ has learned.

KPMG, which is relocating from Short Hills, is aiming to move into HQ Plaza in 2026. When it does, it will join a list of large companies that recently have moved to Morristown or will soon, including Valley Bank (now located across the street from HQ Plaza) as well as Sanofi and Deloitte (at the nearby M Station).

A KPMG spokesperson said the move will be impactful in many ways.

“KPMG will be relocating its Short Hills office to Morristown in the Fall of 2026 to better accommodate its employees in the area,” the spokesperson said. “This move represents a 20% expansion in space and will provide direct connectivity to New York Penn Station, notably, our new headquarters at Two Manhattan West opening in approximately a year.”

Cushman & Wakefield’s Robert Donnelly and Robert Donnelly, Jr. represented HQ Plaza ownership, Olnick Organization and Fisher Development in the lease. Jeff Babikian and Conor Dolan of CBRE represented KPMG.

Of course, no one was happier than Morristown Mayor Tim Dougherty.

HQ Plaza, which has been an anchor in Morristown since it opened in 1980, now offers a mixed-use office experience with a newly revitalized main concourse providing access to a curated selection of lifestyle amenities.

The property features the recently renovated 256-room Hyatt Regency Morristown Hotel, a 125,000-square-foot retail plaza, which includes three full-service restaurants, a gourmet café, onsite daycare center, 10-screen AMC movie theater and a 40,000-square-foot Crunch Fitness health club with an indoor swimming pool.

Tenants also benefit from having access to over 30,000 square feet of meeting space, two large ballrooms and video conferencing services managed by the Hyatt.

Donnelly said the lease shows the renovation of HQ Plaza (the final phase is expected to be completed this spring) is being well received.

HQ Plaza is within walking distance of the NJ Transit Morristown Train Station, offering Midtown direct service to NYC. It also has an onsite, covered parking garage – and is within close proximity of the major roadways, including Routes 10, 202 and I-287.
