Sitex taps NAI James E. Hanson to market Zuckerberg’s Industrial Park in Saddle Brook

50-building property acquired by Sitex Group in 2023

Sitex Group on Monday named NAI James E. Hanson as the exclusive listing agent for Zuckerberg’s Industrial Park, a 50-building, 623,000-square-foot industrial park in Saddle Brook.

Kenneth Lundberg, Patrick Lennon and Lorenzo Lambiase will oversee marketing and leasing for the property.

Located at 280 North Midland Ave., just feet from the Garden State Parkway and Interstate 80 intersection, Zuckerberg’s Industrial Park offers accessibility to Port Newark-Elizabeth, Newark Liberty International Airport and New York City. Currently home to tenants including UPS, Veolia, Bio-Reference Laboratories, Crane and Johnstone Supply, the property’s highly adaptable buildings range from 1,000 to 40,000 square feet, are geared to the needs of tenants ranging from small local businesses to international distribution firms.

Sitex Group acquired Zuckerberg’s Industrial Park in 2023 from the family that had owned it for over a century.  Over the past two years, the firm has made multiple capital improvements at the property to meet the needs of today’s industrial tenants including new lighting, paving, painting, updated building interiors and new signage.

“Selecting a highly skilled leasing team is central to our investment strategy at Zuckerberg’s Industrial Park,” Max Fuchsman, vice president at Sitex Group said. “NAI James E. Hanson’s unparalleled expertise in the Bergen County market and proven success with similar properties make them the perfect partner to drive leasing efforts and solidify the Property’s position as one of northern New Jersey’s premier industrial parks.”

Lundberg added, “Zuckerberg’s Industrial Park stands out as one of the best-located industrial parks in Bergen County. Its prime location, combined with a diverse mix of unit types and sizes, makes it highly attractive to a variety of tenants. We’re eager to apply our expertise to help Sitex Group achieve its investment objectives for the Property.”
