Zimmel secures long-term lease for Eastern Torque Services in Hillsborough

A long-term lease for two units totaling 13,217 square feet at 315 Roycefield Road in Hillsborough with Eastern Torque Services, an industry leader in industrial equipment repair, has been closed, according to a Tuesday announcement by Zimmel Associates, which handled the negotiations.

Eastern Torque Services will occupy two units—one 3,600 square feet and the other 9,600 square feet. Zimmel Associates acted as the sole broker for the transaction.

This newly constructed, 54,600-square-foot, 4-star industrial building, completed in 2024, offers modern amenities and cutting-edge design. It features 24-foot ceilings, LED lighting, ample parking, brand-new office space, drive-in doors, and loading docks. Situated on a 5.96-acre site, the property also boasts heavy power capacity and recreational zoning, making it highly attractive to tenants seeking a premium industrial space.
