Big year for Bergman Real Estate at 500 College Road East in Princeton

JLL announces flurry of office leases following major renovation

Over 60,000 square feet of leasing in multiple transactions were completed in 2024 at 500 College Road East, a 160,000-square-foot Class A office building located within Princeton Forrestal Center in Princeton, according to a Thursday announcement from JLL.

JLL serves as exclusive leasing agent for the property and represented owner Bergman Real Estate Group in the transactions. Bergman recently completed a major renovation focused on health, wellness and sustainability.

Upgrades to the four-story building included an overhaul of all mechanical systems, the addition of energy-efficient HVAC equipment, new LED lighting, updated landscaping and outdoor seating areas, and a bike-share program that allows tenants to take advantage of the surrounding trails.

The building’s renovations also included new amenities such as an advanced fitness center with showers and locker rooms, a shared conference center, an expanded full-service café, and a game room with shuffleboard and billiards tables. Rooftop solar panels were installed, and electric vehicle charging stations are also planned.

“Today’s office tenants continue to seek the type of differentiated space we are committed to providing at 500 College Road East,” Michael Bergman, president and CEO of Bergman Real Estate Group said. “The leasing momentum we have enjoyed across 2024 reflects ongoing trends towards well-located, highly amenitized office space and we look forward to continuing to meet the needs of those tenants as we move into the New Year and beyond.”

Notable transactions completed at 500 College Road East in recent months include Deloitte’s recommitment to a long-term renewal. Deloitte has been an occupant at the building since 2010 and has just completed construction of a fully renovated, modern workspace to house their employees at 500 College Road East.

NetElixir, a digital marketing agency will relocate to 500 College Road East from 3 Independence Way in Princeton in Q1, 2025. The tenant was represented by Ed Duanas, Ryan DePaul and Dan Desanctis of Cushman & Wakefield.

Macleods Pharma USA Limited will relocate from 103 College Road East to also join the tenant roster. JLL Executive Director Vinny DiMeglio represented the tenant.

Fast-growing pharma tech firm ProcDNA leased space at the property as part of its continued expansion. Ranked one of the fastest-growing private companies in America, ProcDNA was represented by Brody Todd from Cushman & Wakefield.

And, longtime tenant Dale Carnegie, a global organization providing professional development courses in 35 languages across 80 countries, signed a renewal for its office space at the building. They were represented by Pat Dintrone and Jerry Fennelly of NAI Fennelly.

The transactions coincide with the move-in of Accurant Biotech, Inc., which last year signed a long term lease for 26,566 square feet of lab and office space.
