Accordia to break ground on new 500K industrial campus in Roxbury

Parkview Business Center, an industrial complex totaling 503,841 square feet in Roxbury Township has been approved for construction, according to an announcement from Accordia, the redevelopment firm that will commence construction.

The project is scheduled to break ground in the third quarter 2025.

“This announcement is the culmination of close to seven years of tireless work behind the scenes to get this project off the ground,” Greg Wovna, senior vice president, development, Accordia, said. “We were fortunate to work with a great team that included the seller and the Township officials, to solve some almost-insurmountable challenges.”

Parkview Business Center will be situated on 106.48 acres across two lots at Lenel Road in Roxbury. Two Class A industrial buildings will be built on the space; Building A will total 322,842 square feet, and Building B will total 180,999 square feet.

Building A will have 10,990 square feet of office space, 58 loading docks, 4 drive-in doors, 96 trailer parking spaces, and 232 vehicle parking spaces. Building B will have 7,100 square feet of office space, 34 loading docks, 2 drive-in doors, 49 trailer parking spaces, and 116 vehicle parking spaces.

“There’s more than 33.4 million square feet of industrial space in Morris County with a vacancy rate still below the tipping point for new construction,” Jason Bogart, Accordia principal said. “By the time the existing new construction supply is absorbed, we will be delivering Parkview Business Center to the market.”

Bogart said at the market’s current absorption rate, Parkview Business Center is poised to be one of the most in-demand industrial properties in North Jersey.

Located at N. Frontage Road, just north of Interstate-80 at Exit 28 and directly off US-46. The future site is also minutes from Routes 206 and 10, creating excellent highway access for manufacturers, retailers, and other businesses that truck their goods across New Jersey, into Pennsylvania and New York, and throughout the United States.

“Location is key to a successful industrial project, and the center has the advantage of immediate highway access that simplifies logistics,” Bogart said.
