Alterra sees expansion with industrial outdoor storage in South Jersey

Alterra IOS, a leading investor in industrial outdoor storage (IOS), has acquired two properties in Southern New Jersey, expanding its footprint in the state to 15 locations. The acquisitions include a combined seven usable acres at 223 Paulsboro Road in Swedesboro and 189 Dominic Lane in Paulsboro.

Both properties offer prime access to Philadelphia and the greater Mid-Atlantic region, making them ideal for national tenants seeking East Coast expansion. The sites are within 20 miles of Philadelphia International Airport and 30 miles from the Port of Philadelphia, with direct connections to major interstate highways.

“South Jersey’s location along the I-95 corridor makes it a high-value market for industrial outdoor storage,” said Mark Gannon, senior vice president of acquisitions at Alterra IOS. “These acquisitions provide strategic logistical advantages for national operators.”

  • 223 Paulsboro Road, Swedesboro – A 4.9-acre parcel with 24,600-square feet of planned improvements across two facilities. This location, partially leased since 1997, offers direct access to the New Jersey Turnpike and I-295. Scott Mertz with NAI facilitated the transaction.
  • 189 Dominic Lane, Paulsboro – A 2.1-acre site featuring 4,320-square feet of warehouse space, fully leased to a national tenant. This acquisition was sourced by Adam Deeves of Action Commercial Group.
