Affordable housing project in Holmdel fully leased

Cornerstone at Holmdel, an income-restricted rental community developed by Walters, has reached full occupancy, the company announced. The 50-unit property, located at 461 Middle Road in Holmdel, was completed in June 2024. Construction is now underway on the final phase of the affordable housing development.

Situated on nearly four acres, the community includes three LEED Gold- and ENERGY STAR-certified buildings, offering one-, two- and three-bedroom layouts. Each residence features upgraded finishes, full-size washers and dryers, dishwashers, central air conditioning and private front-door entrances.

“Walters is committed to serving the needs of New Jersey’s residents by providing safe, decent rental opportunities,” said Joseph Del Duca, partner and director of affordable housing for Walters. “Walters has built 25 income-restricted communities to date, each one designed to help local residents stay in their communities.”

Community amenities include a fitness room, playground, outdoor seating and grilling areas, and access to a social services coordinator. The property is near Holmdel Towne Center and The Commons at Holmdel, as well as Allocco Park, an 11-acre public recreation area.

Cornerstone at Holmdel is available to residents earning at or below 60% of the area median income. Rents are based on gross annual income, in accordance with state rent/income guidelines.

Barnegat-based Walters has developed income-restricted and age-restricted housing across New Jersey, including properties in Barnegat, Toms River, Stafford and Seaside Heights
