The Marq Teaneck leases over 50% of first phase

The Marq Teaneck, a newly developed luxury rental community from Malas Development, has leased more than 50% of its 256 residences just months after opening, marking a significant early milestone for the Bergen County property. 

Located at 329 Alfred Ave., the six-story midrise is drawing strong interest from renters seeking modern design, upscale amenities, and commuter convenience less than five miles from the George Washington Bridge.

“We’re seeing strong demand from Bergen County residents and others looking for high-end living with access to Manhattan and northern New Jersey business hubs,” said Mark Malas, managing member of Malas Development. “Renters value the combination of location, luxury, and lifestyle that The Marq offers.” 

Designed by CPA Architecture, the community features studio, one- and two-bedroom layouts, including select loft-style units with 19-foot ceilings. Rents start at $2,495 per month, with move-in incentives currently available. More than 100 residents have already moved in, according to the developer. 

Units include in-home washer/dryers, walk-in closets, spa-inspired bathrooms, and full-size stainless steel kitchen appliances. Some units feature balconies, large kitchen islands, and premium finishes such as polished quartz countertops and soft-close cabinetry. 

The Marq’s indoor and outdoor amenity package includes a landscaped courtyard with a pool, fire pits, BBQ areas, and a dog run. Inside, the property offers co-working spaces, private meeting rooms, lounges, a fitness center, concierge service, pet spa, and EV-ready garage parking.  

Situated minutes from Teaneck’s Cedar Lane district and downtown Englewood, the property also benefits from proximity to NJ Transit bus service and key highways including Routes 4, 80 and 95.
