MIAX, a subsidiary of Miami International Holdings, renewed its lease at 7 Roszel Rd. in the much-desired Princeton submarket. JLL announced the lease Friday, completing the lease renewal for the 184,000-square-foot, Class-A office property.
MIAX has been a tenant of 7 Roszel Rd. since just after it was founded in 2007. The company develops, operates, and trades on options exchanges. It operates its technology development center and national operations center from its Princeton headquarters.
“We are pleased to continue our longstanding partnership with MIAX, which has grown tremendously over its 15-year tenure at 7 Roszel Rd.,” said Sandy Monaghan, director of leasing and asset management at Signature Acquisitions, which owns the property. Terms were not disclosed.
7 Roszel Rd. is one of two buildings (the other is 9 Roszel Rd.) totalling more than 300,000 square feet and located within a 24-acre park-like campus a mile from Princeton Junction Station. The properties share amenities such as an 8,000-square-foot fitness center, outdoor seating, and a full-service cafeteria.
Signature Acquisitions announced plans to upgrade the campus with a new conference center, renovated cafeteria, and remodelled common areas and restrooms.
Asking rent for Class A office space in Princeton averaged $38.24 per square foot in 2024, according to the online marketplace CommercialCafe.
JLL is the exclusive agent for 7 & 9 Roszel Rd., and a team led by Senior Managing Directors David Stifelman and Jason Benson worked with Monaghan to arrange the renewal with MIAX. Bill King of King Realty represented the tenant in the transaction.
In addition to MIAX, 7 Roszel Rd. hosts Merrill Lynch, while 9 Roszel Rd. is fully leased by Bristol-Myers Squibb.
