Vango Development breaks ground on The Parker East in East Rutherford

Vango Development has officially broken ground on The Parker East, a new five-story, mixed-use building that will bring 86 luxury rental residences and approximately 1,100 square feet of street-level retail space to 263 Hackensack Street in East Rutherford.

Construction was made possible by a $25 million loan provided by ConnectOne Bank, which closed in January 2025. The deal was facilitated by ConnectOne Bank President Elizabeth Magennis and Managing Director Bill Tierney. Delivery of the building is expected by June 2026.

Designed by MHS Architecture, The Parker East will serve as a landmark residential offering just a short walk from the Rutherford Train Station and the shops, restaurants and entertainment of Rutherford’s charming town center. The building will feature a prominent corner entrance at Hackensack Street and Winter Place, accented by a decorative trellis structure. A dark brick base and clean contemporary lines will anchor the design, with the architectural palette carefully selected to reflect the scale and texture of neighboring town centers.

Inside, the building will offer a curated collection of one- and two-bedroom residences featuring high ceilings, luxury plank flooring, quartz countertops, soft-close cabinetry, stainless steel appliances and spa-inspired bathrooms with Kohler fixtures. Homes will also include energy-efficient central heat and air, full-size in-home washers and dryers and modern conveniences like Amazon Hub package lockers and ButterflyMX building access.

The Parker East’s amenities have been designed to foster community and complement the lifestyle of today’s renter. Residents will enjoy a state-of-the-art fitness center with both cardio and free weight zones, a fully furnished lounge and clubroom for entertaining or relaxation and a sophisticated lobby with lounge seating, breakout work areas and on-site management. There’s also a dog spa and covered garage parking.

A signature rooftop terrace will serve as an expansive outdoor oasis with barbecue stations, dining areas and lounges — all oriented west to capture sunset views across downtown Rutherford and east toward the Meadowlands and the New York City skyline. A landscaped courtyard at the center of the building will feature additional grills and gathering spaces for outdoor relaxation and socializing.

“The design of The Parker East embraces its role as a gateway to East Rutherford,” said Bruce Stieve, AIA, principal of MHS Architecture. “From its strategic corner entry to its elevated rooftop amenities, the building was conceived to be experienced from all angles, whether walking from the train, driving along Route 17 or stepping into the building’s light-filled interior spaces. The materiality, scale and programming reflect a deep understanding of both the site and the lifestyle expectations of today’s residents.”

The Taylor Lucyk Group– Christie’s International Real Estate Group NJ will oversee the leasing program for The Parker East.

Coli Construction is serving as the project’s general contractor.

Vango Development is moving forward with The Parker East following the successful development and lease-up of The Parker in neighboring Rutherford. The two boutique luxury rental buildings, located at 118 and 106 Park Avenue, have elevated a stretch of downtown Rutherford just two blocks from the borough’s train station. Together, they comprise 112 stylish apartments, contemporary amenities and 8,000 square feet of street-level retail space. Tenants include Steven’s Café, The Salad House, Ferretti Salon and Song’E Napule, the popular pizzeria and trattoria that made history as the first Rutherford business to obtain a liquor license since the late 1800s.
