The Kislak Company, Inc. announced the recent sale of The Granetz Building at 201-217 West Main Street, Somerville, for $2,675,000.
Kislak marketed the property on an exclusive basis with sales associate Max Levinston handling the assignment on behalf of the seller.
“Despite the challenges of a historic 1880s building with deferred maintenance, we identified an all-cash buyer who closed without contingencies, demonstrating our ability to navigate complex deals and deliver results,” said Levinston. “Through targeted outreach and rigorous buyer vetting, our team transformed this previously stagnant asset into a seamless sale.”
The Granetz Building is a prominent 45,000-square-foot landmark that serves as a key gateway into Somerville. Situated on a 0.68-acre lot, the property includes a separate 10,000-square-foot parking lot located nearby. Originally built as a wool mill and later home to the Granetz Furniture Store, the building features ground-floor retail space and three floors of office suites.
Ideally positioned in the heart of downtown Somerville, the property is within proximity to a vibrant mix of shopping, dining and amenities. It is located less than one-half mile from the Somerville train station, offering excellent accessibility. With its prime location and historic character, The Granetz Building presents a great opportunity for adaptive reuse or redevelopment. The property was vacant at the time of closing.
Levinston joined Kislak in 2019 and specializes in the sale of investment and commercial properties in Central New Jersey. In 2022, he received Kislak’s Rising Star award for his accomplishments in 2021. The award is presented to a newer salesperson who recorded the greatest achievements during the past year.
