Zimmel Associates secures 2 central N.J. listings totaling 235,000 square feet

Jordan Zimmel, vice president of Zimmel Associates, has secured the listing for two properties in central New Jersey totaling more than 235,000 square feet. The Edison-based real estate firm was retained by iBuy, a global electronics distributor expanding in the region.

The first listing is at 50 Atrium Drive in Somerset — an 85,000-square-foot, freestanding facility off Exit 10 of Interstate 287. It has 14,000 square feet of Class-A office space, 20-foot ceiling heights, four tailboard loading docks, and one drive-in bay. The property is considered ideal for a corporate headquarters or flex-industrial user. The space is expected to be available starting Oct. 1. iBuy has occupied the Somerset property since 2017.

“This is a premier building in a high-demand corridor,” said Zimmel. “We were chosen by the owners based on our experience, track record, and deep understanding of the Somerset market. The property is functional, well-located, and ready to support a wide range of business needs.”

In addition, Zimmel Associates has been selected to lease 150,000 square feet of Class-B office space at 225 Phillips Blvd. in Ewing, within a newly acquired 300,000-square-foot facility. iBuy will occupy the warehouse portion of the building, while Zimmel will market the remaining office space. iBuy is giving up its Somerset facility and shifting all operations to the Ewing location, which is just south of Route 295.

iBuy, part of a global network, specializes in the distribution of consumer and professional electronics such as cameras, camcorders, mobile devices, headphones, binoculars, and more. Besides its warehouse based in Somerset, it has another distribution location portside in Miami.
