The Kislak Company, Inc. announced the recent sale of an eight-acre lot at Larchwood Avenue and Jonathan Court in West Long Branch for $5.8 million.
Kislak marketed the property on an exclusive basis, with Managing Director Matt Weilheimer and CEO Jason Pucci handling the assignment on behalf of the seller. The parties were not disclosed.
“We were engaged to market the property and conduct a ‘sealed bid’ process for the site that is zoned residential for anticipated construction of multimillion-dollar homes,” said Weilheimer. “The enthusiasm and interest we garnered were amazing. We received numerous offers not subject to obtaining any approvals and the lengthy wait time that would have followed the approval process.”
The property is an L-shaped lot in a residential neighborhood approximately 1.5 miles from the Atlantic Ocean, 3 miles from vibrant Pier Village in neighboring Long Branch and 3 miles from Deal. Zoned R-22 Residential, the property offers potential for subdivision, featuring both new and older multimillion-dollar homes. Of the eight acres, approximately four of them are buildable.
West Long Branch is a borough in the Jersey Shore region of eastern Monmouth County. From 2010 to 2020, the borough experienced a population increase of more than 6%, and the county’s population growth during that time was more than 2%, which contributed to significant recent single-family and multifamily development in the region. West Long Branch is also the home of Monmouth University, a top-ranked private university with 5,500 undergraduate and graduate students and nearly 300 full-time faculty members.
