NAI DiLeo-Bram arranges full-building industrial lease in Roselle

NAI DiLeo-Bram & Co. has finalized an 11,280-square-foot warehouse lease in Roselle. Priscilla Teixeira, NAI vice president, arranged the full-building industrial lease.  

The facility, situated on 0.58 acres at 305 Cox Road, features 1,200 square feet of newly renovated office space, one loading dock and a drive-in door. The single-story building has a clear-ceiling height of nearly 15 feet and heavy power; the warehouse is fully air-conditioned. 

“This lease stresses the robust appetite for small to mid-sized industrial properties located within the Union County submarket,” said Teixeira. “Because of its  diverse workforce, Union County has attracted many types of industries and growth in sectors such as health care, transportation and education, which has led to increased demand for warehousing and logistics space.” 

Because of its central location, the property offers ease-of-access to the Garden State Parkway (1 mile), Route 1-9 (3.6 miles), Interstate 278 (4 miles) and Route 22 (4 miles) as well as the New Jersey Turnpike and I-78 (7 miles). It is also near Newark Liberty International Airport and the ports Elizabeth, Newark and Carteret. The former two combine to comprise one of the East Coast’s largest ship container facilities while the latter plays a crucial role in handling specialized cargo. Staten Island can also be reached via the Goethals Bridge. 

Teixeira is a specialist in industrial, flex and warehouse property sales and leasing. She joined NAIDB last fall. NAIDB has offices in Woodbridge and Piscataway.
