Bussel Realty represents purchase of office property in Somerset

Bussel Realty Corp. (BRC) announced Aug. 25 that it represented the purchase of 80 Cottontail Lane in Somerset, a 84,325-square-foot office property, for $4.5 million. The deal was brokered by Colliers.

With one of the largest dedicated industrial brokerage staffs in New Jersey, Bussel Realty Corp. is a leading industrial/retail real estate services firm located in Central New Jersey with individual memberships in the Society of Office & Industrial Realtors (SIOR).

Gregory Irving, SIOR, executive vice president and partner, of BRC represented the buyer, Pillar Plaza LLC, in the transaction. The property was sold through Ten-X, an online platform specializing in commercial real estate auctions. Irving was appointed the exclusive leasing agent for the newly purchased property, which will have units available from 3,000 square feet to 10,000 square feet for immediate occupancy.

“We are thrilled to announce the purchase of 80 Cottontail Lane in Somerset, a well-located Class A office property right off Exit 5 on I-287,” said Irving. “The property is aggressively priced for quick transactions. The new owners are also upgrading the common areas of the property.”

80 Cottontail Lane in Somerset is situated in a suburban community in Somerset County, known for its parks and highly rated schools. The property, which is in close proximity to I-287 and the New Jersey Turnpike, consists of 85,425 square feet of modern office space, with 329 surface and covered parking spaces.

Pillar Plaza is affiliated with Pillar Ministries, a local non-profit ministry that has had a presence in Somerset County for over 100 years.

Ten-X is an online platform specializing in commercial real estate auctions. It facilitates the buying and selling of properties through a streamlined, transparent, and efficient online process.
