520,000-square-foot warehouse proposed for redevelopment area in Old Bridge

Stonemont Financial Group and HB Warehousing have submitted plans to construct a 520,320-square-foot warehouse along Old Waterworks Road as part of an approved redevelopment plan, creating a public/private partnership with Old Bridge Township. 

The proposal is part of the plan to redevelop the Runyon Redevelopment Area, consisting of 55 land parcels in the northwest area of the township.

Atlanta-based Stonemont is working with architect KSS, a firm that specializes in creating places that foster community with the goal of creating an aesthetically pleasing project that will blend in with adjacent residential neighborhoods. The firm will also implement a buffer between the warehouse and neighborhoods. 

HB Warehousing of Bridgewater is seeking township approval to build the warehouse that will have 20,005 square feet of office space, 410 parking spaces, 86 loading docks, two drive-up ramps, 58 trailer parking spaces, internal roadways, lighting, landscaping, drainage, and other site improvements, according to MyCentralJersey.com.

Stonemont is meeting with the community over the next several weeks to share more about the project. The initiative could bring hundreds of jobs to the area and continue turning the once-vacant land into a hub of industrial development.  

In 2016, the Old Bridge Township Council designated the Runyon Redevelopment Area, consisting of 55 parcels of land in the northwest portion of the township, as a non-condemnation area in need of redevelopment. On this land is a Superfund site, which houses businesses still in operation.

New industrial developments are beginning to come on line to bring in revenue sources and invigorate the stagnant 687-acre site. A recent nine-building project near the redevelopment, Central 9 Logistics Park, created more than 2,000 jobs and won the 2024 United Way New Jersey Industrial Impact Award and the 2024 NAIOP New Jersey Industrial Deal of the Year Award.
