Resource Realty of Northern New Jersey recently completed three leases totaling 55,200 square feet in Fairfield, reflecting the enduring appeal of strategically located flexible industrial space in Northern New Jersey.
Resource Realty Principal Greg Sabato handled all three of the landlord and/or tenant assignments, the largest of which involving a lease renewal for 48,100 square feet at 19 Daniel Road. Sabato arranged the lease on behalf of the firm’s long-standing client and the tenant in the transaction, Best-Way-Trucking, with whom Resource Realty has been collaborating for over a decade.
“The strength of the West Essex industrial market is directly tied to its exceptional access to regional infrastructure,” Sabato said. “Tenants here can easily and immediately serve the entire northern New Jersey/southern New York state market. Furthermore, it is just a short drive from New York City, making it an ideal hub for local, regional and national distribution and logistics.”
With close proximity to major arteries like routes 80 and 46, and just a few miles from Route 23, the township itself and the greater submarket offers tenants a seamless connection to key corridors. The properties are proximal to key transportation arteries, including interstates 287 and 95, which also provides access to Pennsylvania, Connecticut and upstate New York.
In the second transaction, Sabato represented property ownership at 26 Just Road, in a new lease involving more than 4,100 square feet of industrial flex space. Rounding out the firm’s Fairfield transactions was a lease at an undisclosed one-story building featuring ample frontage parking.
