NAI James E. Hanson has negotiated the sale of a two-building 12,589-square-foot development site located at 147-153 Hudson St. in Hackensack, to the Housing Development Corp. of Bergen County. Vice President Anthony J. Cassano represented the buyer and seller in the transaction.
Located steps from the Bergen County Courthouse, the property features 25 on-site parking spaces, 8-foot to 10-foot ceiling heights and visible office space with prominent street signage. Zoned for a wide range of commercial uses, the buyer, which owns the land adjacent to the property, plans to develop affordable housing units at the site.
With direct access to routes 4 and 17, Interstate 80, the Garden State Parkway and the New Jersey Turnpike, the site provides connectivity across Bergen County and the broader region. Surrounding demographics include more than 571,000 residents within a 5-mile radius, with average household incomes exceeding $137,000.
“Hackensack continues to see sustained demand from buyers seeking centrally located development sites supported by dense demographics and excellent transportation access,” said Cassano. “147-153 Hudson Street offered a unique combination of visibility, parking, and walkability that made it an ideal acquisition for the buyer’s planned affordable housing expansion.”
