Woodmont and Jingoli secure Class-A 96K SF warehouse lease in South Amboy

Woodmont Industrial Partners and Joseph Jingoli & Son, Inc. (Jingoli) announced they have executed a five-year lease with Wingtat Cargo for 96,000 square feet at the recently completed 111 Main St. in South Amboy.

Underscoring strong tenant demand for modern, well-located logistics space in Central New Jersey, the lease coincides with the delivery of the newly constructed, 152,100-square-foot Class A warehouse distribution facility, located within the city’s Broadway/Main Street redevelopment zone.

Gary Politi and Michael Viera of JLL represented the landlords, and Jimo Liu of Cushman & Wakefield represented the tenant.

“The lease-up of this facility at delivery is a significant milestone for the project and a strong validation of the demand we’re seeing for high-quality industrial space in the region,” said Anthony Amadeo, executive vice president of Woodmont.

“111 Main Street is exceptionally well-positioned given its strong location to the Port — approximately 15 miles away — and Class A design that supports modern logistics operations.

Designed to meet the needs of modern logistics and distribution users, the facility offers flexible warehouse space and efficient access to regional transportation networks. Features include 36-foot clear heights, 25 loading docks with 23 additional knockouts, two drive-in doors, an ESFR sprinkler system, ample parking for cars and a dedicated lot with approximately 26 trailer spaces.

The site provides convenient connectivity to major highways and ports, positioning tenants to serve both local and broader Northeast markets.

Woodmont and Jingoli broke ground on the facility shortly after receiving unanimous approval from the South Amboy planning board.
