NAI James E. Hanson negotiates 10K SF lease at 106 Harbor Drive in Jersey City

NAI James E. Hanson, the largest New Jersey-based full-service independent commercial real estate firm, negotiated a 10,400-square-foot lease with United Refrigeration, Inc. at 106 Harbor Drive in Jersey City.

Senior Vice Presidents Russell J. Verducci, SIOR, and Eric Demmers, and Associate Colin Goldstein represented the landlord, CenterPoint, in the transaction.

United Refrigeration is a leading North American wholesale distributor of HVAC/R (heating, ventilation, air conditioning and refrigeration) equipment, parts and supplies. Founded in 1947 and headquartered in Philadelphia, the company supports contractors, service professionals and commercial operators with an extensive inventory of products, technical expertise and reliable local branch support across 45 states and Canada.

United Refrigeration selected the space due to its strategic location and to support the company’s expanding operations.

“The property’s location near the region’s ports, highways and major transportation corridors was a key driver in the transaction,” Goldstein said. “For a distribution user like United Refrigeration, access and efficiency are critical, and 106 Harbor Drive delivers on both.”

Situated on three acres, 106 Harbor Drive is a 64,036-square-foot industrial building located just 4 miles from New Jersey Turnpike Exit 14A/I-95. The building features 20-foot ceilings, nine exterior docks, 40 car parking spaces and nine trailer parking spaces.

With proximity to several major transportation hubs, including Ports Newark and Bayonne, Newark Liberty International Airport and immediate access to New York City via the Holland and Lincoln Tunnels, the property’s unmatched location is particularly ideal for distribution and logistics users.
