Waterfront condo at 99 Hudson in Jersey City goes for record $3.9M (SLIDESHOW)

The homebuying boom in New Jersey apparently includes condos, too.

The nearly 2,500-square-foot penthouse condo on the 75th floor of 99 Hudson, one of Jersey City’s premier buildings, sold last month for $3.9 million — a new record for a residential condominium in the city.

The sale wasn’t an outlier, either. The penthouse was one of 10 sales in April at 99 Hudson. The property, which has been selling well all year, is fast approaching 200 closings, Jacqueline Urgo, president of the Marketing Directors, the building’s exclusive marketing and sales agent, said.

Urgo thinks the building, developed by COA 99 Hudson LLC, will continue to sell well.

“Despite the circumstances that affected much of the real estate marketplace in the last year, 99 Hudson has consistently sold to a customer base that is confident in the enduring value and qualities of the property and its ultraconvenient location,” she said.

“We believe the appeal of 99 Hudson will continue to grow as the region reopens and residents look forward to once again enjoying all that a dynamic downtown lifestyle has to offer.”

The upscale residences offer up to 2,500 square feet of living space and are priced from $548,000 to over $4 million.

Designed by Perkins Eastman, 99 Hudson features well-appointed studios to two-bedroom homes and a limited number of expansive, top-floor penthouse residences. Select homes offer balconies. The residences feature open layouts with floor-to-ceiling windows that bathe the homes in natural light and frame dramatic vistas of the Manhattan skyline, World Trade Center, New York Harbor and Statue of Liberty.

Located directly across the Hudson River from the World Trade Center, 99 Hudson boasts a prime location at the intersection of Hudson and Greene streets, just steps from the Exchange Place PATH station. The PATH and the NY Waterway ferries provide access to New York City, while the Exchange Place Light Rail station provides direct access to other Gold Coast locations.
