Amenities galore: Giralda Farms in Madison now features 9-hole disc golf, walking paths, fitness classes, more

Woodbridge-based Bergman Real Estate Group on Tuesday announced the rollout of a suite of best-in-class wellness-focused services at 7 Giralda Farms, a three-story, Class A office property located in Madison.

Part of the Giralda Farms Corporate Campus, a gated 310-acre, 1.15 million-square-foot office park set on the former Geraldine Rockefeller Dodge Estate, 7 Giralda is a 236,000-square-foot office building that now features a number of new amenities that encourage employees of building tenants to be active.

The new, health-focused amenities include:

  • A 9-hole disc golf course on the scenic 20-acre grounds, representing the first of its kind in a multitenant suburban office building;
  • New walking paths and fence/gate system to access the 3.5-mile paved walking loop around the Giralda Farms complex; and
  • A 560-square-foot state-of-the-art yoga/exercise room where employees can unwind and practice their flow.

In addition to these amenities, Bergman entered a partnership with workplace well-being firm Better Spaces to provide weekly on-site exercise classes and on-demand fitness classes to tenants. Employees can access a wide range of fitness classes, as well as educational seminars focused on cultural learning, nutrition and more, through the Better Spaces app.

“These amenities are more than ‘nice-to-haves’ — they’re essential for companies to attract and retain the best talent in New Jersey’s workforce,” Michael Bergman, CEO and president of Bergman Real Estate Group, said. “Employees want and actively seek out health incentives to support their physical and mental well-being. By installing new state-of-the-art amenities and services at 7 Giralda Farms, our tenants can meet these needs with ease.”

In addition to the wellness amenities, Bergman Real Estate Group completed the construction of an upscale lounge/game room complete with a pool table and shuffleboard. Smart TV and telephone booths are also available, giving tenants and employees space for private events and personal time.

Bergman Real Estate Group has recently completed a multimillion-dollar capital improvement program that includes new outdoor seating areas, landscaping enhancements, a fitness center, a conference room, a bike share program and upgrades to the building’s lobby, cafeteria and restrooms.

“When we acquired 7 Giralda Farms, we committed to elevating this property by investing in amenities that would transform it into a modern office space where employees want to come to work every day,” Bergman said.

Bergman Real Estate Group and Eightfold Capital acquired 7 Giralda Farms in July and engaged Bill Brown and Joshua Cohen of Cushman & Wakefield as exclusive leasing agents. Since acquisition, Bergman and C&W have successfully leased over 75,000 square feet to 10 new companies.

“We’re thrilled that these new amenities and capital improvements at 7 Giralda Farms have led to such a boost in leasing,” said Brown, executive director of C&W. “We continue to conduct regular space inspections with robust demand for the building’s remaining vacancies.”

“We’re excited to see how these improvements continue to expand Giralda Farms’ reputation within the tri-state area,” Cohen added. “The campus is already known as one of the most prestigious in the region, and, with these cutting-edge additions, its status as a leader among Class A commercial office spaces in the New Jersey market and Morristown area will be undeniable.”
