NAI DiLeo-Bram arranges 2 Middlesex County industrial sales totaling $15.45M

NAI DiLeo-Bram & Co. arranged two separate industrial property transactions totaling a combined $15.45 million and 77,000 square feet, according to a Tuesday announcement from the Woodbridge-based brokerage.

The warehouse buildings involved in these recent sales are located at 375 Old Bridge Turnpike, East Brunswick (32,000 square feet) and 201 11th St., Piscataway (45,000 square feet).

In the East Brunswick trade, NAIDB sales associate Kyle Gerace exclusively represented the seller, King’s Cages, and identified the buyer, Kinga Cabinet, in the $7.25 million sale. The circa-1971 single-story building, which occupies 1.6 acres, features 12- to 16-foot clear ceiling heights and two exterior loading docks. The property offers direct connectivity to Route 18, just south of the Cranbury Road interchange. Nearby highways also include Interstate 95 and Routes 1, 9 and 130.

“Middlesex County is one of the largest and most sought-after commercial real estate markets in the country because it stands out as a major manufacturing and warehouse hub,” Gerace said. “As a result, well-located industrial investment properties have been and continue to command strong interest.”

Twelve miles north via Route 18, the NAIDB brokerage team of Gerace and sales associates Robert DiLeo and Mathew DiLeo exclusively represented the seller, Binsky & Snyder, and identified the buyer, Transcontinental Steel, in the $8.2 million sale of 201 11th St., Piscataway. Situated on an almost 5-acre corner lot, the single-story building offers expansion potential and ample on-site paved parking. Boasting 12.6-foot clear ceiling heights and 20-foot-by-40-foot column spacing, the light industrial building divides into three 15,000-square-foot units. Nearby highways include Route 22 and Interstate 287.
