NAI DiLeo-Bram finalizes 2 leases totaling 27,500 sq. ft. at newly constructed industrial buildings in Piscataway

NAI DiLeo-Bram & Co. on Monday said it finalized the leasing of 17,500 square feet and 10,000 square feet at two newly constructed industrial buildings located at 527 and 547 Stelton Road in Piscataway.

The brokerage team of Kelly Bayer, associate vice president, and Robert DiLeo, sales associate, arranged the transactions on behalf of the owner.

“We had strong demand from tenants who wanted to locate their businesses at this location. As a result, we were able to prelease each building to single-tenant users as the buildings were being constructed,” DiLeo said.

Both buildings were completed in 2023 and are strategically located on Stelton Road between Interstate 287, Exits 5 and 6, in Piscataway.

“Demand for warehouse space has remained strong across central New Jersey, and there is very limited new product available in this size range,” Bayer said.

Featuring 17,500 square feet of clear-span construction, 527 Stelton Road offers 20-foot clear ceiling heights and abundant on-site parking. DiLeo and Bayer secured Stelton Sports, which will operate a recreational facility with four pickleball courts, two badminton courts and batting cages for baseball/softball and cricket.

The Commencement Group, a leading supplier of flowers and graduation-related products, relocated from Newark to lease 10,000 square feet at 547 Stelton Road. The building features a total of five drive-in doors, 20-foot clear ceilings and abundant parking. Bayer and DiLeo finalized the long term lease on behalf of the owner, while John Gianis and Tim Cadigan of Avison Young represented the tenant. Further terms of the lease have not been disclosed.
