Solaia, upscale residential building in North Bergen, records impressive sales record

ThgSolaia, a collection of 70 premium condominium residences and 10,000 square feet of spa-like amenities in North Bergen, recently posted an exceptional one-week sales performance, according to a Wednesday announcement from its developer, Skyline Development Group.

The boutique 14-story building recorded six sales within a span of just seven days, marking a significant achievement in the luxury condo market along the Hudson River Gold Coast. The heightened activity signals a significant surge in buyer interest at the distinctive property overlooking the Hudson River since the beginning of 2024. And the notable sales triumph has propelled Solaia past the 60% sold mark.

Located at 8701 Churchill Road, Solaia offers an array of two- and three-bedroom homes, all of which are Manhattan-facing and boast private outdoor spaces. Homes are priced from $1.065 million and are being offered with limited time incentives, according to the Marketing Directors, Solaia’s exclusive sales and marketing agent. Immediate occupancy is available.

Louis Mont, CEO of Skyline Development Group, remarked: “With the holidays behind us and the economy improving, Solaia continues to attract homebuyers who recognize the enduring value of its exceptional homes, amenities and sought-after riverfront location. The residences exude openness and sophistication, featuring high-end finishes throughout. Our spa-like amenities redefine indulgence, emphasizing a healthier, more balanced lifestyle. Furthermore, the building’s exceptional value is underscored by its competitive pricing and its location in a municipality with the lowest real estate tax rate in Hudson County and near phenomenal shopping and dining choices. The robust sales activity reflects the strong appeal of Solaia, and we anticipate further sales activity during the upcoming spring selling season.”

Crafted by architectural firm Architectura, Solaia maximizes its natural and picturesque surroundings on an elevated, secluded street adjacent to the historic Palisades Cliffs, providing views of the Hudson River. The residences showcase expansive, energy-efficient windows, dark espresso flooring, in-home full-size washer and dryer, and living rooms with gas fireplaces. Smart lights, thermostats and Latch keyless entry enhance everyday convenience in both homes and amenity spaces.

The kitchens feature custom Italian cabinetry, SapienStone countertops with waterfall islands and GE Café Wi-Fi enabled appliances. Primary bedrooms showcase custom closet systems and five-fixture en-suite master baths with Seedwood tile feature walls and oversized soaking tubs.

Mont highlighted an additional benefit, stating, “The building’s sensational views are safeguarded by a recent change to the North Bergen master plan.”

The 10,000-square-foot amenity center is highlighted by the Sanctuary, a three-story wellness center exclusively for residents and their guests. This space comprises a fully equipped fitness center with 18-ft ceilings, TRX and boxing areas, a steam room, sauna, experiential rain shower, Himalayan salt inhalation therapy room with infrared relaxation stations, jetted vitality tub and dressing rooms with personalized lockers.

Other amenities encompass a coworking space with a private conference room, and a resident lounge featuring a fireplace, billiards, demonstration kitchen and event space. Outside, there is a dog run and a cliffside roof deck with a custom outdoor kitchen, barbecues, dining areas, fire pits and lounge seating.

The entire amenity offering is available year-round, 24 hours per day and seven days a week.

Jacqueline Urgo, president of the Marketing Directors, praised Solaia, saying: “Solaia brings a refreshing perspective to condominium living along the New Jersey Gold Coast. The developer has genuinely created a residential oasis, seamlessly combining beautiful living spaces with an amenity offering unparalleled in the area.”
