Jersey City’s 336 luxury rental collection, the Devan, launches leasing, eyes May occupancy (SLIDESHOW)

New Residential Enclave Puts Residents at the Nexus of Two Vibrant Communities

Leasing is now open at the Devan, a new collection of 336 luxury rental residences paired with an elevated suite of amenities, nestled in Jersey City along the border with Hoboken, according to a Monday announcement from Fields Grade and Ursa Development Group.

The eight-story building presents a mix of generously sized studio, one-, two- and three-bedroom residences at monthly rents starting from $2,615. The collection of homes is being offered with limited-time grand opening incentives that include one month free on a 13-month lease.

Initial occupancy is scheduled for May 1.

Conveniently located at 3 New York Ave., the Devan provides easy access to the Hudson-Bergen Light Rail, New Jersey Transit and the PATH, with complimentary shuttle service to the Hoboken Terminal further streamlining commutes to New York City and neighboring Gold Coast towns. Additionally, residents can indulge in the rich cultural and culinary tapestry of Jersey City while also immersing themselves in Hoboken’s vibrant shopping, dining and nightlife scene.

“Embracing the pulse and energy of Jersey City and the neighborhood charm of Hoboken, the Devan sets a new benchmark for contemporary living,” Rob Giannone, director of development for Fields Grade, said. “With meticulous design, curated amenities and a prime location, we’re thrilled to offer residents a harmonious blend of urban vitality and local appeal.”

Designed by Minno + Wasko Architects and Planners, with interiors by Factioned, the Devan prioritizes comfort and functionality. The large-scale building is mirrored by generously sized apartments in comparison to the typical Hoboken or Jersey City building. The residences boast luxurious plank floors, kitchens with state-of-the-art Samsung appliances and Silestone countertops, in-home GE washer/dryer units, roller shades and modular closets. Select homes feature outdoor terraces.

A wide array of amenities and social spaces integrate into a live/work/play environment. For elevated gatherings, the rooftop Sky Lounge offers a fully appointed kitchen, rentable private rooms and a terrace offering views of the Manhattan skyline. Active and passive courtyards on the second floor and rooftop feature a pool, sundeck, lounge seating, grilling areas and fire pits. Work-from-anywhere options are endless, including individual coworking and group conference spaces, and a community hub with a resident’s lounge, library and meeting spaces.

Other amenities also include a multimedia recording room, state-of-the-art fitness center with a dedicated yoga and meditation studio, recreation and poker room, children’s playroom and a dog run and wash area. With convenience in mind, the Devan provides a hospitality-inspired covered driveway and drop-off area, a welcoming lobby with a 24/7 doorman, a package system by Precision Imaging, a secondary lobby for pedestrian access to Hoboken, an enclosed parking garage with electric vehicle charging stations and bicycle areas, rentable scooters and a Grab-N-Go Room offering home essentials and healthy treats from Tulu and Farmer’s Fridge.

“As developers deeply rooted in this market, we saw the Devan as a unique opportunity to forge a connection between Jersey City and Hoboken for residents,” Suzanne Sciarra of Ursa Development Group said. “Our goal has always been to create a space that not only meets the needs of modern urban dwellers but also enriches the entire community.”

The Devan joins a vibrant neighborhood on the rise in a once-industrial section of Jersey City, just west of the Holland Tunnel. Significant public and private investment has transformed the area with new residential, retail and public space offerings. Residents also have easy access to popular bars and restaurants, including Low Fidelity, Bread and Salt, Corto, Northern Soul, and the Alps.

Located in close proximity to Southwest Park in Hoboken, which features outdoor recreational space, including open lawns and seating for concerts and events, as well as a one-acre dog park, the community offers an abundance of health and wellness options, including miles of cycling paths and nearby pickleball and basketball courts, as well as easy access to CrossFit Hoboken.

The Devan debuts with an onsite leasing center and fully furnished model homes, with WestSide Realty Group serving as exclusive leasing agent and Ironstate operating as the property’s management company.
