B&G Foods signs lease to relocate corporate HQ in Parsippany

Food company B&G Foods, Inc., maker of brands such as B&G Pickles, B&M Baked Beans, and Ortega Mexican meal products, signed a 15.7-year lease to relocate its corporate headquarters and consolidate its North America operations on two floors within the east wing of 8 Sylvan Way in Parsippany.

JLL, which announced the deal Monday, represented property owner Orion Properties, Inc. Cushman & Wakefield represented the tenant, B&G, which will take 46,000 square feet at the property. B&G, with roots going back to the 1880s, is relocating its corporate headquarters from nearby 4 Gatehall Drive. Monetary details for the deal were not disclosed.

8 Sylvan Way comprises two three-story buildings connected by a glass atrium and is situated on 15 acres with a lake, outdoor seating areas and walking and bike trails. The property is near interstates 80, 280 and 287; U.S. routes 46 and 202; and New Jersey routes 10 and 53. It is five minutes from Morris Plains Train Station, which provides direct service to New York Penn Station, Midtown Manhattan and Hoboken Terminal. There is bus service to the Port Authority Bus Terminal in Midtown Manhattan. Morristown Municipal Airport is 5 miles from the campus and Newark Liberty International Airport is 24 miles away. 

According to JLL’s first-quarter 2025 office report, office tenants continue to pursue modern workspaces for their operations across New Jersey, making redevelopment of properties housing vacant or outdated office buildings an ongoing theme of the office market.

“Orion is pleased to welcome another distinguished tenant to 8 Sylvan Way as we advance our property’s comprehensive redevelopment plan and continue to find innovative ways to meet the demands of today’s tenants seeking office, research or laboratory space,” said Steve Palmesi, Investment Manager, Orion Properties, Inc.

8 Sylvan Way was extensively renovated in 2009 to house the executive offices of The Medicines Company, which was later acquired by pharma giant Novartis. Orion received the space back from Medicines when its lease expired at the end of 2023 and commenced plans to redevelop the 166,039-square-foot structure as a multi-tenant hub for companies seeking collaborative and engaging space for office, research or laboratory use in a prime location. The law firm Day Pitney, LLP, leased 55,730 square feet and will relocate to the property in September.

Also, JLL’s project development services group will build out the space on behalf of Orion to include a test kitchen for B&G Foods to undertake research, new product formulation, and quality control. The company will relocate before the end of the year.

The JLL team led by Tim Greiner and David Stifelman was the exclusive leasing agent for 8 Sylvan Way and represented ownership in the B&G Foods lease. The tenant was represented by Josh Cohen and Ben Brenner of Cushman & Wakefield.
