JLL leases over 10K square feet in deals at Bedminster shopping center

JLL said Wednesday that it has leased 10,620 square feet of retail space at The Hills Village Center, a 101,453-square-foot shopping center anchored by Kings Food Market in Bedminster. 

JLL represented Lena Centers, a subsidiary of Boston-based Longpoint Partners, which bought the property in 2024. Lena Centers retained JLL’s New Jersey Retail Advisory team as part of a repositioning strategy designed to upgrade the property and curate a complementary mix of service, retail and restaurant tenants. 

Led by Managing Director David Townes and Vice President Alana Friedman, alongside Senior Vice President Craig Parcells and Brokerage Coordinator Madeline Voorhees, JLL’s New Jersey Retail Advisory team arranged three retail leases and two lease renewals at The Hills with some of the nation’s most exciting franchise brands and service providers.

“We have already seen strong interest from retailers who recognize the value of this affluent, highly educated customer base,” said Friedman. “With only a handful of spaces remaining, we’re actively seeking food and specialty retail users to complete the merchandising mix.” 

International fitness franchise Fit Body Boot Camp leased 3,147 square feet. Founded in 2009 by Armenian immigrant and serial entrepreneur Bedros Keuilia, the chain now has thousands of locations worldwide. CBRE’s Nicole Nannola represented the tenant. 

Rockaway-based purified water franchise Purity Water leased 1,004 square feet. David Townes and Alana Friedman represented the tenant.

Practitioner-assisted stretch brand Stretch Zone leased 1,059 square feet. Since its franchise expansion in 2017, this chain has opened over 400 locations. Brian Battista of Jeffrey Realty represented the tenant. 

Fast-growing hair salon Great Clips committed to a 980-squarefoot renewal in a deal arranged directly with the landlord. 

Family-owned Ricciardi Brothers Paint extended its 3,147-square-foot lease. Originally founded in 1929, Ricciardi Brothers has grown to 45 locations across the Northeast. 

The Hills Village Center is located at the intersection of Hills Drive and Route 206, with access to Routes 202 and Interstate 287. The property benefits from strong traffic counts and serves an affluent customer base with average household incomes exceeding $230,000 within a five-mile radius.
