NAI James E. Hanson inks office space for custom homebuilding firm’s new HQ

NAI James E. Hanson on Thursday said it negotiated a lease for 1,627 square feet of office space at 1811 Springfield Ave. in New Providence.

Hanson’s Andrew Kirshenbaum represented both the landlord, See Clear Associates LLC, and the tenant, Hofmann Design Builds Inc., in the transaction.

Located less than five minutes from New Providence’s downtown, the property is a well-maintained, 8,054-square-foot office building with on-site property management and abundant parking as well as recent exterior renovations. Situated on the western edge of Union County, the building also offers proximity to Route 22 and Interstate 78. Kirshenbaum represented 1811 Springfield Ave.’s landlord in its acquisition of the property in 2019.

Hoping to capitalize on the property’s visibility among residents in the New Providence area, the landlord chose NAI James E. Hanson as the property’s exclusive brokerage firm. As a result of both NAI James E. Hanson’s tenacious marketing strategy and 1811 Springfield Ave.’s excellent location, the tenant, a remodeling and custom homebuilding firm, showed interest in the space. The tenant will utilize the building’s strategic location nearby its clientele to create a new headquarters and showroom for existing and prospective customers to view and select materials.

“Businesses are constantly looking for ways to better access their target audience,” Kirshenbaum said. “In this case, the tenant felt it was best to physically move closer to their clientele and plant their roots in one of Union County’s many upscale neighborhoods. The lack of office inventory within this area represented an advantageous situation for the landlord, but the space fit all of the tenant’s needs and we’re proud to have successfully advised both parties in securing a lease that accomplished the goals of all who were involved.”
