Lee & Associates brokers 3rd lease in North Jersey for First Transit

Mobility services provider First Transit leased 72,000 square feet of industrial space at 5901 Tonnelle Ave. in North Bergen, according to an announcement from Lee & Associates New Jersey.

The commercial real estate services firm’s Scott Deutchman represented the tenant in the transaction. This is the third lease he has brokered in northern New Jersey on behalf of the leading provider of public transportation contracting and management services.

“First Transit has a contract with NJ Transit’s Access Link, which provides public transportation to people with disabilities who are unable to use local bus service,” Deutchman said. “Having previously placed them in a 50,000-square-foot location in Elmwood Park and an 82,000-square-foot space in Newark, we were familiar with the highly specific needs for this new van depot.”

Deutchman explained the site search centered on proximity to the designated client service area, which in this case is all of Bergen County and parts of Passaic County. The location needed to be zoned for a 24/7 transportation operation — which meant a freestanding, single-tenant building. It also had to offer ample drive-in bays for van servicing and maintenance, as well as parking for a minimum of 100 employees.

“Situated on nearly four acres with a highly functional layout and convenient access to regional transportation routes, 5901 Tonnelle Ave. is a perfect fit,” Deutchman said, noting the building is owned by Realterm. “We are pleased to have been able to represent First Transit in three successful transactions to help ensure seniors and those with special needs in New Jersey get the essential services they need.”
