Donnelly Construction’s latest warehouse/distribution building in Wayne achieves major gains

The walls and steel are up on a 25,714-square-foot warehouse/distribution building in Wayne, according to a Monday announcement from Donnelly Construction.

Located at 441 Newark Pompton Turnpike, the building is scheduled to be completed on or before May 2023.

“The site offers an excellent location for a warehouse/distribution building,” Rod Donnelly, president of Donnelly Construction, said. “It is an incomparable location just minutes away from Routes 23, 46, Interstates 287 and 80.”

These major North Jersey highways link the site within a short driving distance to the George Washington Bridge and Lincoln Tunnel, giving companies at this location proximity to the New Jersey, Metro New York, Connecticut and Pennsylvania marketplace.

“When we saw the opportunity to acquire the property, we knew we could transform the site into a viable logistical warehouse distribution asset,” Donnely added.

Building specifications include: 26-foot ceiling height, three tailboard loading docks, one drive-in door and 2,000 amps of electric, which could service a wide array of manufacturing and light assembly companies. The building also includes 1,500 square feet of office space, featuring a Class A full-height glass entry.

The building is also ideal for e-commerce and can accommodate cold storage.

Initially acquired in 2018, the site has expanded from 14 acres at the time of acquisition to 23 acres. In addition to the current construction, Donnelly said the firm has plans to build a 70,000-square-foot industrial space on-site. A third building of 29,000 square feet is already on-site and fully leased.

“We have seen a lot of interest from companies who need easy access for distribution to the New York metro and Pennsylvania markets,” Thomas Palestina of Palestina Scrivo Properties Inc., exclusive broker for the property, said.

The Clifton-based broker has been active in northern New Jersey for decades and said the demand for warehousing/distribution space is strong.
