Lowenstein Sandler moves into redesigned HQ

The prominent New Jersey law firm Lowenstein Sandler has opened a new Garden State headquarters at the 56 at Roseland property in Roseland, according to co-owner Mountain Development Corp.

The 400,000-square-foot office property at 56 Livingston Ave. is a joint venture between Mountain Development and Square Mile Capital. Lowenstein Sandler has leased 170,000 square feet of redeveloped space at what will now be an address of One Lowenstein Drive, according to a news release.

“Mountain Development Corp. has been an excellent partner in helping us realize a space that supports our drive for collaboration and our entrepreneurial culture,” Gary Wingens, Lowenstein Sandler’s chairman and managing partner, said in a prepared statement. “It is gratifying to discover in our real estate decisions opportunities to advance our business.”

David Simson, vice chairman and chief operating officer-New Jersey for exclusive leasing agent Newmark Knight Frank, handles leasing at the property along with a team including Senior Managing Director Blake Goodman and Colleen McGuire.

“56 at Roseland represents the future of office development,” Simson said in a statement. “Tenants’ needs have changed dramatically over the last several years. Many employees no longer maintain a 9-to-5 lifestyle, and the modern workplace needs to support this trend with on-site amenities and services.

“An employee who works at 56 at Roseland can arrive early for a morning workout, grab breakfast and, at the end of the workday, collaborate with colleagues in an outdoor seating area. Everything a sophisticated tenant needs is right here without ever leaving the building.”

The joint venture owners teamed with the law firm to create a fully customized space, Michael Seeve, president of MDC, said.

“The project is an outstanding alliance between not just the principals, but all the design professionals, as well,” he said in a statement. “Employees and guests are assured state-of-the-art features and technologies at this property.”

Marner Architecture designed the new office, which includes a “building within a building” look, featuring a tree-lined boulevard leading to a private entry, interior spaces that maximize natural light and a central open space. An area called “The Lab” encourages spontaneous interaction and knowledge-sharing, the release said.

“The design uses the building’s long, deep floor plan to create discrete groups and strong connections between them and the outside environment to make the whole greater than the sum of its parts,” Larry Marner, partner with Marner Architecture, said in a statement. “It solves the No. 1 requirement the law firm had of needing an office where people could come together and build stronger working networks within the firm, while also giving people the confidence that they could work in a focused way without distraction.”

NKF is marketing about 51,000 square feet of remaining space at the property.

“This is a unique property that offers an unmatched location in northern New Jersey, along with a bucolic setting and an array of amenities that today’s workforce values greatly,” Square Mile Managing Director Charles Ochman said in a statement. “Along with MDC, we’re pleased to be the landlord of one of the state’s great law firms.”
