NAI James E. Hanson named exclusive brokerage firm for 70K sq. ft. office building in Passaic

NAI James E. Hanson has been named the exclusive brokerage firm for a seven-story, 70,000-square-foot office building in Passaic.

Hanson’s Andrew Somple, Jonathan Kristofich and Jessica Curry will oversee leasing at the property.

Located at 657 Main Ave. in the heart of downtown Passaic, the property has 10,000-square-foot floor plates and direct access to an attached six-story, 500-plus-space parking garage available for lease. Operated as a public school for three decades, 657 Main Ave. is ideally suited for a charter school, vocational school, medical office, medical labs or government entities, among other uses.

The property is situated within Passaic’s Main Avenue Redevelopment Zone, a redevelopment plan adopted in 2021 that seeks to attract new investment to downtown Passaic to create a more vibrant and attractive district. Additionally, the property’s strategic location in an Urban Enterprise Zone, which provides incentives to businesses and consumer, and it also located in the NJ Aspire Program Incentive Area and Transformative Project Area, a gap financing tool that supports commercial, mixed-use and residential real estate redevelopment.

The property is also a short walk from the Main Avenue New Jersey Transit bus terminal, which has received federal funding to be upgraded and expanded, and is easily accessible from Routes 3, 21 and 46 as well as the Garden State Parkway. St. Joseph’s Hospital and Passaic City Hall are also just a few blocks away from the property.
