Fennelly Associates negotiates 3 Mercer County medical office leases

Fennelly Associates on Monday said it negotiated a 6,770-square-foot lease with Penn Medicine Becker ENT and Allergy at Washington Town Center in Robbinsville, a 1,700-square-foot lease with Joanne Wilson Russell LLC & Healthy Minds Center LLC at 61 Princeton Hightstown Road in West Windsor and a 1,375-square-foot lease with HearSay ENT Docs at 1544 Kuser Road in Hamilton.

Jerry Fennelly and Matthew Fennelly of Fennelly Associates represented the landlords in all three transactions.

Washington Town Center is a mixed-use property consisting of over 900 residential units and over 220,000 square feet of retail and office space located in Robbinsville’s downtown. Penn Medicine Becker ENT and Allergy, a leading regional provider of otolaryngology, allergy, hearing and sleep disorder care, will utilize the space as the newest addition to its footprint of 16 locations across central and southern New Jersey.

Located just 15 miles from Washington Town Center, 61 Princeton Hightstown Road is a 15,000-square-foot medical office building geared to the needs of a wide variety of health care tenants, including mental health providers like Joanne Wilson Russell. Russell is a board-certified Psychiatric Nurse Practitioner working with adults who have mental health conditions in midlife and beyond who will use her space to deliver her important services to adults throughout the local community.

1544 Kuser Road is located between Interstates 295 and 195. HearSay ENT Docs has been providing ENT, audiology and allergy services to New Jersey, Delaware and Pennsylvania for over 30 years. Its new Hamilton location will be the latest addition to its growing footprint of practices in Lawrenceville, Spring House and Media, Pennsylvania, and Newark, Delaware.

“The regional medical office market remains robust, buoyed by substantial demand from regional specialty networks and individual practitioners,” Jerry Fennelly said. “We foresee continued growth, especially with the ongoing shift towards community-based outpatient spaces in areas like Mercer County. This trend positions the market favorably for success throughout 2024.”
